Factors affecting the price of real estate in the selected area

This thesis is focused on the factors affecting the price of real estate within the market valuation, specifically those which affect the market value of a building plots, family houses and housing units. There aren´t any publications with a comprehensive description of these factors currently. The main aim of this thesis is to define the main factors including their description and an influence on the price of real estate. Factors are divided into inner and outer factors and further into particular categories. Based on this division the analysis of the influence of the groups, categories and factors is carried out within selected types of real estate which is backed up by real examples of market valuations. Further on, the map of a preference of localities in the district Opava is worked out of the outer group of factors. There is also obvious the price level of real estate in this district which can serve as a valued basis for municipalities within urban and other planning. The result of the analysis of influence of the factors is the conclusion that on setting the market value of a real estate outweighs the group of outer factors, or else the influence of a locality in which is a real estate situated is outweighing over the particular real estate.
Assessment of the impact of planning on land prices in Žďár nad Sázavou and its surroundings

This thesis addresses the changes in land-use planning and their overall impact on the final price of land. Selected sites are in locations Dolní Rožínka and Žďár nad Sázavou, in the local area Stržanov. Both plots are established and customary prices recorded for individual phases of spatial planning. These phases are divided into agricultural land, other land-use plan that is designed for building and land intended to be built according to zoning. Final evaluation determines how different land prices in the three phases of spatial planning and price comparison of the two plots each other in different locations.

The thesis is focused on setting market (current) land price and land price according to the rules of valuation. Lands are selected in non-structural locations and locations designed to be constructed at selected stages of landscape planning. Based on gained results was made a comparison of how can be the administrative and current price affected by various stages of landscape planning. I assessed what causes this difference and also how is the price affected in case of networking.

The thesis compares selected methods of valuation that are suitable for building lands. It is focused on settings of the market price of lands and the prices of lands based on pricing rules in the locality Blížkovice and its surroundings. Ten built-up lands in this locality were chosen. Lands were valued based on a pricing rules, Naegeli method class of lokality and index comparative method. and the rate of differences between the results of individual evaluations was evaluated.

The aim of the diploma thesis is to find out and evaluate the influences affecting the price of building lands in the given region. Furthermore, the results are confronted with the valuation decree. In the theoretical part are given the definitions of building lands according to different legal regulations. In the practical part, thirty parcels are valued, divided into two localities and subsequently compared with the purchase price of the individual lands.

The master's thesis deals with methods of land valuation in France. The thesis contains the definition of basic terms and the legislation related to the land valuation. In the text the types of lands are defined and the division of areas according to the territorial plan is indicated. The thesis clarifies the requirements of the expert opinion and specifies who can qualify as an expert in France. It also includes an overview of the most commonly used valuation methods in France, an example of land valuation according to these methods, and a comparison with the Czech Republic. Additionally, the thesis deals with the situation on the land market in France.
